What is a buyer or seller going to remember about me when the market shifts again? I believe you will hear that I am not in the home selling business, I am in the home service business, and building lifetime customers is most important to me. My business is built around determining my clients’ individual needs. It’s more of a lifestyle than a business model.
Most people don’t buy or sell a home very often. In fact people who sold a home last year had owned that residence nine years, two years longer than the proverbial seven year time frame. Recent buyers have even longer time horizons in mind. First time purchasers expected to own their newly bought home a median of 10 years and for repeat buyers the median was 15 years.
SELLERS:Regardless of demand we should always ask ourselves how we can best market a property in order to get the highest price and most appealing terms for the seller. I spend time talking to them about why they want to sell, where they see themselves moving and how soon they want to be there. If they are not ready, I let them know we can talk further after they have a chance to think about it and then, when they are ready, we will put a plan into action.
BUYERS:On average buyers started considering a purchase nearly six months before contacting a real estate agent. They are taking their time investigating homes and neighborhoods and will average almost 10 weeks looking for a home with their agent. This time consideration is a reflection of the limited availability of homes for sale, increasing prices and difficulty qualifying for a mortgage, which causes buyers to weigh their options more carefully.
